2015 Annual Meeting Minutes

INDIAN RIDGE HOMEOWNERS ANNUAL MEETING
January 26, 2015


      Members of the Indian Ridge Homeowners Association met for their Annual Meeting at 
Nannie Berry Elementary School on January 26, 2015 at 7:00 p.m.

      President Jim Young introduced the current Board members – Julie Waters, Secretary; 
Paul Waller, Treasurer; Bobby Bartram, Board member, and Tim Wheeler, Board member. 
      
Jim gave his report that included the following topics:
Legal action was taken against homeowners who had not paid their 2014 dues.
Deed restrictions – parking, shrubs screening AC units, reminder to review the 
restrictions.
Reminder about barking dogs and cleaning up after your pet.
Issue of parents of Nannie Berry Elementary students parking in Indian Ridge while 
picking up their children from school and restricting traffic has been addressed.
Children playing on entry walls and fencing damaging landscaping and lights; children 
throwing things in the pond that contribute to the drainage not working as designed.

Jim gave the Architectural Review report:
Must complete form for major landscaping, fencing, driveway extensions, room and patio 
additions, etc.
Forms are reviewed by the entire Board – this will help maintain uniformity in the 
community.

Status of completion of items to be paid for with bond money:
Retention pond at end of Sagamore Trace – work to resume as weather permits.
Detention pond behind homes on Keene Valley North and Saranac – work to resume as 
weather permits.
Grading situation at front entrance has been corrected.
Drainage behind 104, 106 and 108 Saranac Trail has been completed; notified tonight 
that more needs to be done behind 104 Saranac Trail.
Landscaping the perimeter of the subdivision as funds permit.
Signage at the rear entrance to Indian Ridge as funds permit.

Secretary’s Report – Julie Waters:
Continue to get email addresses from homeowners to limit any mailings that have to be 
done.  The Indian Ridge email list will only be used for Indian Ridge business and will 
not be used for any political purpose.
Will continue the fall garage sale and will set date soon so neighbors will have plenty of 
advance notice and also hopefully this year Goodwill will be able to include our 
neighborhood to pick up at the end of the day of the garage sale.  Goodwill was 
overwhelmed with requests last year so they need to be contacted earlier.
Indian Ridge email account is checked daily and more as time permits.  Secretary’s 
personal email address may be used also.
Treasurer’s Report – Paul Waller:
Reviewed the 2014 Budget.
Reviewed the Proposed 2015 Budget.
Reported that there were twenty homeowners who had not paid their dues for 2015.  Dues 
are considered late after January 30 and a $100 late fee is assessed. Additional action will 
be taken at sixty days after that if still not paid. 
A motion was made by Keith Chesser and seconded by Ron Cardwell to approve the 
proposed 2015 budget.  The proposed 2015 budget was approved unanimously. The 
increase in the budget for 2015 is because of increased costs of lawn/landscape upkeep 
and lighting at the entrance.
The Board has determined that in light of future obligations and upkeep that the dues 
should be increased to $325 annually.

New Business:
Vote was taken on the proposed increase of annual dues to $325.  Motion was made by 
Clyde Head and seconded by Jason Pomeroy.  The motion passed unanimously.
Election of Board members for 2015 – Bobby Bartram, Paul Waller, Julie Waters, and 
Tim Wheeler indicated their willingness to continue to serve.  Ron Cardwell volunteered 
to serve.  There were no other volunteers so these five will be the 2015 Indian Ridge 
HOA Board members.

Homeowners Discussion:
It was reported that the homeowners at 143 Saranac Trail have removed trees along the 
creek in the common area. All of the brush is now stacked in their backyard which is 
visible from Indian Lake Road.  There is also a question as to whether the fence may be 
on common property. The Board will investigate and respond appropriately.

The drawing was held for the three $100 gift cards.

Members were thanked for attending the meeting and participating. 

The Annual Meeting was adjourned.



Following the Annual Meeting, the newly elected Board members met and elected the following 
officers:  President, Bobby Bartram; Julie Waters, Secretary; Paul Waller, Treasurer.

2014 Annual Meeting Minutes


INDIAN RIDGE HOMEOWNERS ANNUAL MEETING
January 27, 2014


Members of the Indian Ridge Homeowners Association met for their Annual Meeting at Nannie Berry Elementary School on January 27, 2014 at 7:00 p.m.

President Jim Young introduced the current Board members – Julie Waters, Secretary; Fred Ragland, Board member; Joan Signorille, Board member and Acting Treasurer. The former Treasurer, Paul Anglin, resigned November 1 due to additional job responsibilities and he was thanked for his years of service.

Jim gave his report which included the following topics:
·      Legal action was taken against homeowners who had not paid their 2013 dues
·      HOA has taken legal possession of common property
·      Deed restrictions – parking, shrubs screening AC units, reminder to review the restrictions
·      Reminder about barking dogs and cleaning up after your pet
·      Issue of parents from Nannie Berry Elementary students parking in Indian Ridge while picking up their children from school and restricting traffic has been addressed

Joan Signorille, Acting Treasurer, reviewed the Proposed 2014 Budget and reported that there were twenty-one homeowners who had not paid their dues for 2014.  Dues are considered late after January 30 and a $50 late fee is assessed. Additional action will be taken at sixty days after than if still not paid. The proposed 2014 budget was approved by the members.

Secretary’s Report:
Julie Waters reported that the newsletters will continue and asked homeowners to submit any items/issues they would like to see addressed in the newsletter.  She also closely monitors the Indian Ridge e-mail and the website and responds as appropriate.

Election of Officers for 2014:
Jim Young and Julie Waters have indicated they will continue to serve unless there are nominations to replace them.  Fred Ragland and Joan Signorille, each having served two years, wish to step down.  Tim Wheeler, Paul Waller and Bobby Bartram indicated they would like to serve on the Board.  The five volunteers were elected to serve as the 2014 Board of Indian Ridge HOA.  They will meet very shortly to elect the officers.

Homeowners Discussion:
·      Trash in bags rather than cans – it was recommended that if you do this wait until morning to put it out
·      Make a neighborhood directory
·      Street lights out or not working properly – these are maintained by NES and you can call or go online to report the problem.  There is a number on the light pole that you will need when you make a report.
·      Lighting at the front entrance – would like someone to volunteer to assist with keeping this maintained
·      Salt on sidewalk at entrance when icy – Keith Chesser volunteered to help with this
·      Continue to have Garage Sale in October this year
·      Houses that are vacant

2013 Annual Meeting Minutes



INDIAN RIDGE HOMEOWNERS ANNUAL MEETING
January 28, 2013


Members of the Indian Ridge Homeowners Association met for their Annual Meeting at Hendersonville Church of Christ in the Hanger Room on January 28, 2013 at 7:30 p.m.

President Jim Young introduced the current Board members – Paul Anglin, Treasurer; Julie Waters, Secretary (appointment by the Board to replace Debby House when she moved); Fred Ragland, Board member; Joan Signorille, Board member.

Jim gave his report which included the following topics:
·                       Reminder to submit Architectural Review Forms prior to any modification or addition to your                                                          property
·                      No legal matters for the Association
·                      Deed restrictions – parking, shrubs screening AC units, reminder to review the restrictions
·                      Barking dogs and cleaning up after your pet – follow-up to written complaint received by the Board
·                      Parents from Nannie Berry Elementary parking in Indian Ridge while picking up their children from school and restricting traffic – have worked with the principal and liaison with the Police Department and this problem has been resolved
·                     Children playing on entry walls and fencing damaging landscaping and lights
·                     Unfinished items to be completed with bond fund money – retention pond at end of Sagamore Trace; retention pond behind homes on Keene Valley North and Saranac; grading situation at front entrance; landscaping the perimeter of the subdivision; signage at the rear entrance to Indian Ridge.

Other topics discussed were timing of starting and winterizing of the subdivision irrigation system; cleaning of storm drains; scheduling a neighbor clean-up day in the spring; and scheduling of a neighborhood garage sale again in the fall.

Paul Anglin, Treasurer, reviewed the Proposed 2013 Budget and this budget was approved by the members.

Current officers have volunteered to continue in their current position.  There were no additional nominations and the current Board was re-elected by the members for 2013.

Meeting called to order

$300 alloted for Christmas decorations to neighborhood, to be done by Beth Ann Davis

113 homes occupied, 2012 budget expects 117 homes

Motion for Paul Anglin to be appointed as paid treasurer at $500 per quarter, motion 2nd by Jim Young.

motion by Debby House for an incentive to homeowners to be entered into a drawing for a $100 giftcard with their signed proxy and full payment by the deadline. Motion seconded by Jim Young

2011 Board Elected

We want to thank all of the homeowners that participated in the election of the 2011 Board of Directors. We had 91 homes represented in tonight's election either in Proxy or in person.
