INDIAN RIDGE HOMEOWNERS ANNUAL
MEETING
January 27, 2014
Members
of the Indian Ridge Homeowners Association met for their Annual Meeting at
Nannie Berry Elementary School on January 27, 2014 at 7:00 p.m.
President
Jim Young introduced the current Board members – Julie Waters, Secretary; Fred
Ragland, Board member; Joan Signorille, Board member and Acting Treasurer. The
former Treasurer, Paul Anglin, resigned November 1 due to additional job
responsibilities and he was thanked for his years of service.
Jim gave his
report which included the following topics:

Legal
action was taken against homeowners who had not paid their 2013 dues
·
HOA
has taken legal possession of common property
·
Deed
restrictions – parking, shrubs screening AC units, reminder to review the
restrictions
·
Reminder
about barking dogs and cleaning up after your pet
·
Issue
of parents from Nannie Berry Elementary students parking in Indian Ridge while
picking up their children from school and restricting traffic has been
addressed
·
Children
playing on entry walls and fencing damaging landscaping and lights; children
throwing things in the pond that contribute to the drainage not working as
designed
Jim gave the
Architectural Review report:
·
Must
complete for major landscaping, fencing, driveway extensions, room and patio
additions, etc
·
Forms
are reviewed by the entire Board – this will help maintain uniformity in the
community
Completion of
items to be paid for with bond money:
·
Retention
pond at end of Sagamore Trace
·
Retention
pond behind homes on Keene Valley North and Saranac
·
Grading
situation at front entrance
·
Landscaping
the perimeter of the subdivision
·
Signage
at the rear entrance to Indian Ridge
Treasurer’s
Report:
Joan
Signorille, Acting Treasurer, reviewed the Proposed 2014 Budget and reported
that there were twenty-one homeowners who had not paid their dues for 2014. Dues are considered late after January
30 and a $50 late fee is assessed. Additional action will be taken at sixty
days after than if still not paid. The proposed 2014 budget was approved by the
members.
Secretary’s
Report:
Julie
Waters reported that the newsletters will continue and asked homeowners to
submit any items/issues they would like to see addressed in the newsletter. She also closely monitors the Indian
Ridge e-mail and the website and responds as appropriate.
Election of
Officers for 2014:
Jim
Young and Julie Waters have indicated they will continue to serve unless there
are nominations to replace them.
Fred Ragland and Joan Signorille, each having served two years, wish to
step down. Tim Wheeler, Paul
Waller and Bobby Bartram indicated they would like to serve on the Board. The five volunteers were elected to
serve as the 2014 Board of Indian Ridge HOA. They will meet very shortly to elect the officers.
Homeowners
Discussion:
·
Trash
in bags rather than cans – it was recommended that if you do this wait until
morning to put it out
·
Make
a neighborhood directory
·
Street
lights out or not working properly – these are maintained by NES and you can
call or go online to report the problem.
There is a number on the light pole that you will need when you make a
report.
·
Lighting
at the front entrance – would like someone to volunteer to assist with keeping
this maintained
·
Salt
on sidewalk at entrance when icy – Keith Chesser volunteered to help with this
·
Continue
to have Garage Sale in October this year
·
Houses
that are vacant
The drawing was
held for the three $100 gift cards.
Members were
thanked for attending the meeting and participating.
The Annual
Meeting was adjourned.
